Put your rental properties in the hands of licensed professionals
Pre-leasing Evaluation –
Just as we do for our clients looking to sell, we will look at your property(s) and provide insight on any work or improvements needed to increase your cash flow and attract the right tenant. If staging is appropriate for the property and market, we will arrange for a professional to come by to finalize the property prep. We will also run comps in the area to help determine fair market rent.
Marketing –
Effective, aggressive and comprehensive marketing program using over 25 different web sites, MLS/BLC advertising, yard signs and referrals through local employers and transfers. Your property will be shown and marketed by licensed real estate professionals.
Tenant Screening –
All tenants and occupants over the age of 18 will be fully screened, which can include all of the following: credit check, eviction check, criminal check and employment verification.
Maintenance –
Any and all maintenance issues that come up will be directed to Newkirk Realty. The tenant will never call you or bother you for repair requests. If a non-emergency situation arises, we will assess the issue, obtain bids and report to you for approval before any work is completed.
We will also set a pre-approval limit that you are comfortable with so you aren’t bothered with minor issues like changing lights, changing furnace filters, etc.
You can be as involved or uninvolved as you like.
Payments –
Monthly rents will be sent directly to Newkirk Realty. Any deficiencies or missed payments will be followed up by us.
We can also pay any HOA, sewer or other bills that may be your responsibility, for a small additional fee.
Evictions –
In the case of an eviction or any legal matter, we will handle everything including court appearances and any collections.
Fee –
Our management fee is 10% of monthly rent.
There is a one-time start-up marketing fee equal to one month’s rent. This is to cover marketing materials, co-op broker’s commissions and tenant screening. There are no upfront fees for you. Everything is paid out of the tenant’s monthly rents.
